HERTSMI-2 dust testing in West Ashley

HERTSMI-2 uses DNA-based laboratory analysis of collected dust to assess five selected molds. It is available on its own or with indoor air quality testing.

If you are sensitized to indoor conditions, receiving cancer treatment, or living with an autoimmune disease or another underlying condition, bring any environmental testing instructions from your healthcare professional. I'll help you understand the available testing and how it fits the requested scope.

Environmental testing services in West Ashley

Mold inspection and testing

A mold inspection considers the property's water history, relevant accessible areas, and moisture readings. Air or surface samples can add information when they answer a specific question.

Testing is not automatically necessary. EPA says sampling is usually unnecessary when mold is already visible. Finding and addressing the moisture problem remains essential.

Indoor air quality testing

Mold air sampling examines selected locations during a collection period, with an outdoor comparison where appropriate. It does not measure every indoor pollutant.

CDC/NIOSH notes that there are no health-based standards for mold in indoor air and does not recommend routine mold air sampling for building evaluations. The reason for sampling matters. Standalone pricing depends on the agreed scope.

Environmental mycotoxin testing

Mycotoxin testing looks for selected compounds certain molds can produce. It differs from mold air sampling and HERTSMI-2 dust analysis. Your quote identifies the environmental sample type and panel being analyzed.

Radon testing

You cannot see or smell radon. EPA recommends testing homes because measurement is the way to determine the level in your property. Review radon testing services for this separate environmental concern.

Asbestos testing

Before removing suspect flooring, ceilings, or insulation, ask about asbestos testing. Appearance alone cannot establish whether material contains asbestos. EPA advises leaving suspect materials undisturbed and using a trained, accredited professional when sampling is appropriate.

Lead testing

If a property was built before 1978, discuss lead testing before disturbing painted surfaces. EPA explains how qualified professionals assess lead-based paint. Tell me whether your concern involves paint, dust, or planned work so we can identify the needed service.

Whole-home diagnostic testing

For several environmental concerns, ask about the $1,000 whole-home diagnostic option. We'll identify the inspection areas, tests, and sample locations in your quote so you know what the service includes before booking.

A West Ashley inspection starts with the property's history

I serve homeowners, buyers, renters, landlords, property managers, and businesses across West Ashley, including Avondale, Byrnes Downs, Old Windermere, and Ashley Forest.

Renovating a home in Byrnes Downs or Old Windermere? The building's age and materials being disturbed help define asbestos or lead questions. Investigating a recurring odor? Previous leaks, drying, repairs, and condensation may be more relevant.

The City of Charleston's Lake Dotterer project documents stormwater and tidal influences in the Church Creek drainage basin near Glenn McConnell Parkway. Local drainage history can provide context, but your address's actual water history drives the inspection—not assumptions about an entire neighborhood.

A real Charleston sampling example

In May 2026, a Charleston Mold Testing project included air samples from a kitchen, two upstairs bedrooms, and outside. Hayes Microbial's laboratory report recorded indoor total counts of 13–39 spores per cubic meter, compared with 1,493 outside.

The report identifies the sampled rooms, collection date, sample volumes, and laboratory findings. These are the details behind the numbers—not a universal pass/fail score or a guarantee about untested spaces.

This anonymized example is from a Charleston property; it is not presented as a verified West Ashley project. The figures describe only the samples collected at that time.

Questions before you schedule

“Stage 4” is not a universal mold classification or medical diagnosis. It may refer to Level IV extensive contamination, described in OSHA's advisory mold guide as more than 100 contiguous square feet in an area. This concerns affected surface area, not a spore-count cutoff. Ask which framework supports the label; extensive growth warrants experienced assessment and remediation planning.

The inspector should explain the observations, moisture findings, affected accessible areas, and any laboratory results. Next steps generally involve correcting moisture and arranging appropriate cleanup or repairs. EPA describes this assessment and planning process. I provide independent findings and an optional remediation protocol; a separate contractor handles cleanup.

Yes—professional mold inspection can provide useful information. Check the inspector's relevant training, sampling rationale, fees, written deliverables, and whether the company also sells cleanup. EPA recommends experienced professionals for sampling and interpretation. Be cautious about guaranteed “mold-free” findings or a single count presented as proof of medical safety.

Yes, particularly when known material information is concealed or misrepresented. Mold alone does not establish liability. For covered transactions, South Carolina's disclosure law provides for liability when knowing disclosure violations cause a buyer actual damages. The state disclosure form includes known environmental contamination problems, including toxic mold. Exemptions and transaction details matter. Discuss disclosure and contract obligations with a South Carolina real estate attorney; this is general information, not legal advice.

Yes. Charleston Mold Testing provides mold testing in Charleston, SC, including West Ashley homes, rentals, and business properties. Share your address and concern to confirm scheduling and the appropriate service.

No. HERTSMI-2 analyzes five selected molds in collected dust using DNA-based methods. Mycotoxin testing looks for selected mold-produced compounds. These tests answer different questions.

Services can be combined around your property's needs. Timing depends on the selected tests, collection periods, and laboratory processing. Tell me your deadline before booking so I can confirm the expected schedule.
